
What is conveyancing?
Conveyancing is the legal process of transferring the ownership of property or land, from one person or people to another. Usually, this is from the seller to the buyer, during a property sale or home purchase.
The process begins when you instruct your conveyancer, on a standard sale and purchase this is when an offer has been put forward and accepted, and usually takes 12-16 weeks. However, we can complete in as little as four weeks.

Conveyancing costs involve the legal fees, third-party disbursements such as Land Registry fees and any applicable Stamp Duty or Capital Gains Tax. You may also need to pay for searches and a survey or valuation.

What should a conveyancing quote include?
Our conveyancing quotes are all-inclusive, which means your quote includes all the standard work for your transaction, including standard disbursements and the Stamp Duty Land Tax payable on your transaction. Your conveyancing consultant will run through any specialist requirements unique to your property or transaction with you when you instruct, so you know what costs to expect through the rest of the process based on your current information.

Why does a conveyancing quote vary?
Buy to Let Conveyancing
The Buy-to-Let conveyancing process will involve a different kind of mortgage, usually requiring independent legal advice and additional legal checks. You may also require help setting up an Assured Shorthold Tenancy, read more in our Buy to Let Guide.
Affordable housing schemes
Different affordable housing schemes often involve a little extra legal work; for example, in a Help to Buy sale, your solicitor will need to handle the Redemption Statement and Authority to Complete from Homes England.
In a Shared Ownership purchase, the conveyancing comes with the extra complexities of Leasehold, as well as the contracts with the Housing Association regarding the portion of the property which you rent.
