Pay off debts with savings

Information about any debt you owe to lenders and institutions can be accessed by other lenders and too much debt held generally lessens your credit score.

It invariably makes sense to pay off debts using your savings; the chances are any returns you make on savings are likely to be smaller than the interest and charges you have to pay for holding debt.

Bridging Finance

Bridging finance is not strictly a type of mortgage but is often strongly connected to mortgaging. Strictly speaking it is short term – and relatively expensive – funding which is often used to:

  • Bridge the finance gap between selling a property and purchasing another;
  • Help buy dilapidated properties to 'do up'; and
  • Help buy auction properties.
Lenders need to be satisfied that bridging finance can be repaid and normally require lending to be secured against other residential or commercial properties held, whether a first or second charge.

It is normally relatively quick to arrange and is set up on a bespoke basis.

Purley is an area in South London just south of Croydon and around 12 miles south of Central London. Its centre has large supermarkets, estate agents, restaurants and bars - Purley Way is one of the largest retail hubs in the UK. When you go through the area, it's hard not to spot the tall chimneys which used to be part of a power station but have been retained by IKEA, the present owner of the site.

The hub of Croydon is very near, with its own shopping options and entertainment including, for example, the Fairfield Halls, where you can hear all manner of music concerts. Purley has a Vue Cinmea in Hesterman Way.

Purley Mortgage Broker Insider Tips

Selling your property? Complete all the required property forms and collect all the required information and return it to your solicitor as soon as possible.

As a seller, the best way you can save time in the conveyancing process is by getting all the information your solicitor needs to them as soon as possible – your tasks are 'front-loaded'!

Anyone buying or selling a home firstly has to prove their ID to the solicitor representing them but a seller you have to complete property information and fixtures and fittings forms (as well as a leasehold information form, if relevant) and return them to your solicitor along with your original title deeds and other relevant information.

This may seem a lot to do, but once you've finished these tasks to the best of your ability, your solicitor can fully devote themselves to making the remaining conveyancing process run efficiently.

Our website explains all the forms and information mentioned; a good place to start finding out more is to click on Property Information Form TA6 explained
