Top tips for a Rushmoor Home Buyers Survey

In 1801 the population in the district was 1,366 which is very small considering the size of the district. From then until 1901, the population sky-rocketed to 39,616 and then more than doubled in the following one hundred years to 2001. This huge increase within the Victorian era means many houses were built during that period, and Aldershot and Farnborough are largely considered Victorian towns. Victorian terrace houses can be found in Aldershot on Queens Road and Matthews Terrace whilst larger properties of this era can be found on York Road and Russet Glade. Farnborough is of similar Victorian style.

Aldershot is a military town with a new development in its south. Wellesley is the largest brownfield regeneration sites in the South East of England that is being developed into new houses for families and larger property owners.

The Walsall Canal may cause flooding for properties in Walsall such as those on Ward Street and Marsh Street. Ford Brook also can cause flooding for Long Street, Albert Street and Meadow Street.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
The M3 at the north of the district causes raised levels of noise pollution for Fernshill Road and Trunk Road. Dual carriageways in the town cause noise pollution. Sources include the A325, the A323 and the A331. These dual carriageway mainly affect Aldershot and the roads Holder Road, Underwood Avenue and Fermor Drive within the town that are nearest two of these roads.
According to the UK Government's Public Health England, the south of Rushmoor, including roads in Aldershot such as Willow Way and Badshot Lea Road, is in a raised radon area, with properties built there having a higher probability than average of experiencing ground Radon emissions.

The raised Radon area has a maximum radon potential of 5-10% (the percentage is the chance of a property being built where Radon emissions might measure above the action level).

If you are concerned that a property you are buying is in an area of raised Radon, please click to visit Public Health England's UK Radon Map. Click also to find out more about Radon, Radon property searches and much more.

HampshireHampshire is a large county in southern england with the south coast as one of its frontiers. Some 85% of its land mass is classed as rural. Its county town is Winchester although this town's population is dwarfed by the cities of Southampton and Portsmouth, which are part of the ceremonial county of Hampshire but not the non-metropolitan county. Other major population centres include Basingstoke, Gosport, Waterlooville, Fareham, Aldershot, Farnborough and Eastleigh.

Hampshire contains the national parks of the South Downs and the New Forest and these cover some 45% of the county's area. The River Test is well known for its growing number of otters. The county contains many seaside resorts, including Hayling Island. Adjacent counties include West Sussex, Berkshire, Surrey, Wiltshire and Dorset. It is the birthplace of world-famous literary figures Charles Dickens and Jane Austen.

Home Buyers Survey - What does it cover?

A Home Buyers Survey identifies many different defects or potential risks that can be found within a property and is an essential part of any home buying process.

The survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is completed by a Royal Institution of Chartered Surveyors (RICS) registered Surveyor so they are fully trained to provide you with the detail you need to give you the salient facts when you are looking to buy your home in Rushmoor.

NB If you're a first time buyer, you might wish to click on What is a House Survey to find out more, including what happens during the inspection.

If the Home Buyers Survey shows up any such problems, our appointed surveyor will explain to you what you should do to get more in-depth information about the type and scope of the matter and what is required to fix it.

If you are worried about any defects that you think your property in Rushmoor has, we strongly recommend you get a Home Buyers Survey as the cost of remedying the problem might grow to many thousands of pounds as time progresses.

Do you need a RICS Building Survey for a new flat?

The RICS HomeBuyers Report is specifically designed to be an ideal home buyers survey for flats and bungalows and smaller, more modern properties in general.

Your RICS surveyor checks all areas that are accessible within the property for the report, notes any suspicions of property defects such as subsidence and damp and will give a general review of the construction and condition of the property.

The report also gives you a market valuation and reinstatement cost.

A RICS Building Survey is more suited to older properties, larger properties and/or those which have been extended and those made of non-standard construction materials.
