Top tips for a Penzance Home Buyers Survey

Penzance is a town with a variety of different types of properties such as detached, and semi-detached houses built in the Victorian period as well as some properties dating back to the Edwardian period which can be found along Trewithen Road.

Within the town there are also a selection of larger and modern dwellings which can be found in Wharf Road.

Inland from the coast you can find a warren of roads and squares lined with Victorian and Georgian houses.

Some are very large - you can see the occasional eight-bedroomed late Victorian terrace house - and some buildings are listed, such as a Grade II listed five bedroom house in Regent Square.

You can also find some Victorian town houses built in the 1830s along Barwis Hill.

New build properties can be found in streets such as Market Jew Street.

Properties in some areas of Penzance may be affected by surface water flooding. Properties within Alexandra Road, Wharf Road are key areas where dwellings can be affected by surface water flooding as a result of heavy rainfall. If you are buying a property with a mortgage, a solicitor may advise that you get an additional Flood Risk Report (click to find out more).
According to the UK Government's Public Health England, all properties within Penzance are in a raised radon area. Properties in close proximity to streets such as Jennings Street, Union Street and St Clare Street have a higher chance than average of being affected by radon emission. The raised Radon area has a maximum radon potential of greater than 30% and at least 10 - 30% (the percentage is the chance of a property being built where Radon emissions might measure above the action level).
Where roof tiles are laid to straight regular courses a Penzance based building surveyor will need to inspect if they appear to be in a poor condition and in need of repair. A closer inspection from a ladder may reveal the presence of cracked tiles.

Tiles specialised for Georgian properties found along Alexander Place may need to be rebedded.

When buying a property with a mortgage, it is important to get a property survey to assess the condition of the dwelling. If the property needs repair due to the condition of the tiles, Apex Roofing can be found at 2 Pine Rd, Penzance TR18 4QY.

CornwallCornwall is the most south-westerly county in England and is surrounded by water on three sides, touching only Devon county by land. It was traditionally associated with tin mining and fishing, but nowadays the main economic activity in the county is tourism. The county town and only city is Truro. Other towns include Falmouth, Camborne and Redruth.

Cornwall is a peninsula with no motorways, few trunk roads (A39 and A30 are among them), a limited railway network and has a small airport in Newquay. The main transport hub is Truro and both Truro and Penzance have some direct railway services to London Paddington.

Cornwall has some beautiful coastal villages and towns including, for example, St Ives and Falmouth. Land's End is a popular tourist destination and is the starting point for people tackling the journey, whether on foot or bike or motorbike, to John O'Groats, the most northerly village in Scotland.

There is one university, the Falmouth University, as well as sites of the University of Exeter. Cornwall is a place of many festivals - there are frequent festivals at the Lizard for example and Porthcurno is the site of the Minack Theatre, an open-air amphitheatre, constructed above a gully with a rocky granite outcrop jutting into the sea. Surfing is very popular in the county.

I’m buying a new build property, what survey do I need?

If you are purchasing a new build property in Penzance you will need to have a snagging survey carried out by a RICS surveyor.

This is an independent inspection looking specifically for faults in new build properties such as sealant in showers, cracked tiles and many other areas.

A snagging survey is designed to find out if there are any immediate problems with your new-build home.

The surveyor will provide a report to the buyer with a listing of the areas within the new property whereby sub-standard workmanship exists and good practice has not been used and poor finishing’s are evident.

The snagging report can be provided to the developer and you can negotiate to get the works completed prior or after you complete your purchase - who is going to repair the snags should however be agreed prior to completion.
