There are remains of the 12th-century King John's Palace, in Clipstone, between Mansfield and Edwinstowe, in an area that was a retreat for royal families and dignitaries in the 14th and 15th centuries, for its location in Sherwood Forest and famed fresh air and exclusiveness.

There is only one River in Mansfield which is called the river Maun. 

Properties built very close to the river Maun are subject to flood warnings and alerts from time to time. The normal level of the River Maun at Field Mill in average weather conditions is between 0.59m and 0.70m. It has been between these levels for at least 150 days in the past year. 

The usual range of the River Maun at Field Mill in more extreme weather conditions is between 0.60m and 1.40m. If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
There are a few properties in north Nottinghamshire and Derbyshire areas that have been affected by Subsidence. If you are concerned that a property you are looking to buy has been affected by Subsidence, you should consider getting a ground stability report.
Testing has shown that a considerable number of southern and central parts of Newark and Sherwood District Council's area are Radon affected. 

These include parts of Farnsfield, Edingley, Kirklington, Southwell, Thurgarton, Bleasby, Gonalston, Epperstone, Lowdham, Hoveringham, Caythorpe, Bulcote, Gunthorpe, Alverton, Kilvington, Staunton in the Vale, Cotham, Hawton, Balderton and Barnby in the Willows. 

In these areas there are only a small percentage of homes at or above the Government's Action Level of 200 Bq/m3. If you are concerned that a property you are buying is in an area of raised Radon, you should consider ordering a radon risk report.

Can you attend the Survey with the surveyor?

Most surveyors do not allow the client on site whilst carrying out their inspection. They have a long list of defects that they need to check for and they cannot be distracted from the job in hand as they can be held to account for any missed defects.

The surveyors' professional indemnity insurance does not cover for bringing any third party on site with them while they are completing their inspection, therefore, in the event of any damage being sited by a vendor while the survey is taking place, the surveyor would be liable and uninsured.

On the day of the survey if you have any concerns you can make the surveyor aware of this so they can pay special attention to these areas during their inspection.
