Hampshire's population is located predominantly (nearly 50%) in the South Hampshire conurbation, based around the cities of Southampton and Portsmouth and has two National Parks, the New Forest and the South Downs (together, 45% of the county's area).

Portchester Castle has Roman walls built around the 3rd century and the beautiful Winchester Cathedral was originally opened in 1093. 

Older period properties are more likely to be found in the smaller towns, villages and hamlets such as Fordingbridge; the conurbations, although they have surviving period properties, have much newer housing developments and plenty of detached, semi-detached and terrace houses of standard construction built in various eras in the 20th century.

Properties in Hampshire which are built along the coastline or near to large water courses such as the River Avon and the River Test, are subject to flood warnings and alerts from time to time.

According to the UK Government's Public Health England, some parts of Hampshire, including streets such as Four Marks, Medstead, Ropley and West Tisted, are in a raised radon area, with properties built there having a higher probability than average of experiencing ground Radon emissions.

The raised Radon area has a maximum radon potential of 5 - 10% (the percentage is the chance of a property being built where Radon emissions might measure above the action level).

Levels of pollution from traffic noise in Hampshire tend to be at their highest along the paths of the various motorways in the county, namely the M3, M27, A3(M) and M271. For railway noise, the highest levels are along the main lines from London going to Southampton and Portsmouth respectively and along the railway line connecting these two cities.

Do I have to be present at my survey?

Your RICS surveyor will not normally allow clients to be on site whilst they are inspecting a property.

Firstly, their indemnity insurance only covers themselves, not clients, if any damage was caused to the property during the course of their inspection.

Additionally, as you might expect, they need to concentrate fully on the job at hand and the presence of a client might interrupt their concentration, potentially causing a serious defect to be missed.

Our surveyors always call you post inspection to run through any areas of concern and if you have noticed any areas that look to have a problem we can let your surveyor know about this in advance and they will be sure to pay attention to the matter and note their findings in their report.
