Why buy a home in Central London?
Central London is most often used to describe the area variously covered within Zone 1 of the tube/railway system of London and the Congestion Charge zone/Low Emissions zone.
It is an area with a very long history and it contains some of the most well-known shops and attractions in the world. It also contains some considerably residential areas, such as Belgravia and Mayfair, with some of the world's most expensive properties.
Attractions and landmarks are very numerous and a very small selection includes the Houses of Parliament, the London Eye, Madame Tussaud's Waxworks, Trafalgar Square, the National Gallery, the BT Tower, Hyde Park, Oxford Circus and Oxford Street, Regents Park, London Zoo and Westminster Cathedral.

It also contains virtually all the tube lines and the DLR. Red buses are numerous and Victoria Coach Station is the main terminus for coach travel to diverse parts of the country. Finally, although no motorway actually runs through the area, it is the 'start' of many roads which eventually become motorways, such as Oxford Street (M40) and Cromwell Road (M4).

What are the Pros and Cons of using a licensed conveyancing solicitor in Central London?
The Pros of using property lawyers near me
- You may know your local conveyancing solicitors - this is a huge benefit if you know your solicitor already, especially if it is a small community where you live.
- You can drop your documents and ID off - losing your original ID and documents is always a worry, so being able pop in to your local conveyancing solicitors office helps alleviate this issue (although with scanned ID and online ID checks the worry of loss passport is a thing of the past).
The Cons of using property solicitors near me
- Not on your mortgage lender's panel - local law firms are often smaller with fewer principals which may exclude them from working with certain major high street solicitors.
- Taking time off from work - it isn't always easy to visit your solicitor and having to see them 2 or 3 times during the conveyancing process may add a strain onto your work life, or be unachievable if you live abroad.
- Locally inexperienced - your local solicitor may not specialise in conveyancing and may have more experience in other areas of law.
- Less competition, higher prices - with less competition your local solicitor's legal fees are most likely to cost more, especially if they have to keep premises in premium high-street real estate.

Is the property over 5 storeys (11m)?
Many leasehold properties in Central London are in large buildings which now require an EWS1 certificate to confirm if the cladding is fire safe. Thankfully 2022's leaseholder protections mean that most leaseholders are not burdened with the cost of remediation of any defective cladding, but you will need to see the seller's Deed of Certificate to prove that the lease doesn't come with a nasty (and expensive) surprise.
Be particularly wary of purchasing a share of freehold as the freeholders may become liable for the cost of remedying defective cladding. Our specialist leasehold solicitors Central London are well experienced with handling all of these added complications, so you will be in safe hands with SAM. Property Challenges Solved.
Conveyancing FAQs: Property Lawyers Central London
Greater London is an area which contains London, the capital of the United Kingdom (which itself centres on the Cities of London and Westminster) and a number of surrounding boroughs which are administered as London boroughs and which are the overall executive responsibility of the Mayor of London. It contains a large number of constituencies, each represented by an MP and it should be noted that these are not the same as, nor even always contiguous with the borders of the boroughs.
Many parts of Greater London were originally administered by the counties which surround London and these counties are often called the home counties. Enfield, for example, used to be classed as being part of Middlesex, but is now near the northern border of Greater London. Greater London's borders often coincide with a zone of 'green belt': areas where it has been decided that open spaces, parks, forests and wildlife reserves should act as a buffer against urban sprawl. London has numerous landmarks, anything from Big Ben and the Houses of Parliament to Karl Marx's grave in Highgate Cemetery.
Greater London contains more than 9 million inhabitants, a number growing daily, and as this is approximately 1/7 of the population of the UK. It can be seen that Greater Londoners have a large influence on the rest of the country politically and this is enhanced by the concentration of skilled workers gravitating towards the capital.

Can you have a pet in a leasehold property?
As a freeholder, you have no restriction on having a pet in your property, assuming it isn't something like a pet tiger! However, you shouldn't assume this is okay if you're buying a leasehold.
As a leaseholder, you are effectively still a tenant but with a much longer term than if you were renting, and leasehold agreements often have what are called restrictive covenants, which may prohibit the keeping of pets (dogs and cats rather than goldfish!).
The challenge you face is that you might only find out about such a restrictive covenant quite far into the conveyancing process - at the legal enquiries stage - when your solicitor examines the leasehold contract.
Sometimes a freeholder can be persuaded to consent to waive the particular clause - your solicitor organises what is known as a deed of variation - but there's no guarantee. If you choose to go ahead regardless, you might ultimately risk a court ordering you to remove the pet from the premises.
