Top tips for a Woking Home Buyers Survey

Woking has a good cross-section of housing stock from Victorian and earlier to modern developments. There are 16th century houses in Old Woking, the oldest part of the area but many new build flat developments in many places.

Kingfield has an ex-council housing estate which was built in the 1950s and Maybury has many Victorian houses, including the classic terraced houses of the period. Housing around Goldsworth Park was built in the 1960s.

Buildings in the Woking area located in the vicinity of Hoe Stream and the River Wey, including in streets such as White Rose Lane and Chestnut Grove, are subject to flood warnings and alerts. At least 20 homes on Walton Terrace in Woking were flooded in September 2016.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
Woking has a low incidence of clay soil and the risk of tree related subsidence/heave is low. However, direct damage to shallow footed structures may occur whatever the soil type.
Woking’s ambient average noise levels are generally below 70dB; these are only raised for properties built next to main thoroughfares such as Victoria Way, Chertsey Road and Guildford Road.

SurreySurrey is located in the south east of England and is well known for its high property prices and leafy areas. Guildford is the county town, however Surrey County Council can be found just up the A3 in the neighbouring town Kingston Upon Thames. It was in Dorking in Surrey at the White Horse where Charles Dickens wrote much of his Pickwick Papers and apparently based many of the characters on local people

The University of Surrey can be found in Guildford, however Surrey also hosts the Royal Holloway University of London (Egham), University of Law & Kingston University. HG Wells, writer of War of the Worlds, lived at Horsell Common in Woking in Surrey when he wrote the book and this is where, in the book, the Martians first land on Earth.

Home Buyers Survey - What does it cover?

A Home Buyers Survey involves an examination of the structure of the inside and the outside of a property aimed at pinpointing issues such as subsidence, damp, cracks, infestation and damage. The survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is non-intrusive.

Should any issues be flagged up in the Home Buyers Survey, our surveyor will tell you what you need to do to get more in-depth advice on the extent and seriousness of the issue affecting your property in Woking and what needs to be done to remedy it.

If you are worried about a crack or cracks or indeed any other defects that you think your property has, we strongly recommend you get a Home Buyers Survey as the cost of remedying the problem might snowball into many thousands of pounds further down the line.

Why should I have a RICS Survey?

The survey should assist the buyer by flagging any concerns identified with the property which may allow them to make a reasoned and informed decision on whether to proceed with their purchase.

The report will detail any repairs or replacements identified and will also advise where further specialist advice may be necessary.

The property is inspected both internally and externally however the surveyor is only able to inspect areas where access has been provided and visibility has not been impeded.

If a buyer has any specific concerns they have identified, these should be flagged with the surveyor prior to inspection so that they can confirm that these can form part of the report and comment on them accordingly.
