Top tips for a Taunton Home Buyers Survey

Taunton is the county town of Somerset, which had become well-established by the Saxon era. It hosts Taunton Castle, which was originally developed notably in 1138, but which subsequently lost most of its original features at various times.

It developed greatly when the Grand Western Canal arrived in 1839 and when the railway arrived in 1842.

There is a plethora of properties from different periods in the town, including for example The Crescent, which has Georgian terrace houses, the Victorian terraces in Greenway Road, the large Victorian detached houses in Staplegrove, the council (or ex-council, because of Right to Buy) estates of Pryland, Ladymead, Priswood and Holway, built in various periods between the 1920s and the 1960s and very modern houses.

New build developments include terraced houses in Morse Road, Norton Fitzwarren; large detached properties in Sherlands Heights, Stonegallows; modern flats in Keeper Close and semi-detached houses in Firepool View.

Properties in Taunton built in close proximity to the River Tone, in streets such as Wood Street and Yarde Place, are in areas where flood warnings and alerts are issued from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
According to the UK Government's Public Health England, Taunton, including streets such as Blackthorne Road and Ullswater Southfield Close, is in a raised radon area, with properties built there having a higher probability than average of experiencing ground Radon emissions.

The raised Radon area has a maximum radon poteential of 5-10% (the percentage is the chance of a property being built where Radon emissions might measure above the action level).

If you are concerned that a property you are buying is in an area of raised Radon, please click to visit Public Health England's UK Radon Map. Click also to find out more about Radon, Radon property searches and much more.
Raised levels of noise pollution from roads in the Taunton area mainly centre around the main road – Toneway, affecting roads and streets such as Haydon Lane and Broughton Brook.

SomersetSomerset is a county in south-west England and is mainly rural with rolling hills. These include the Mendips, the Quantocks, Exmoor National Park and the Blackdown Hills, all of which are well worth a leisurely visit. Somerset is synonymous with cider and scrumpy, particularly in the Taunton area.

The county is made up from seven districts; South Somerset, Taunton Deane, West Somerset, Sedgemoor, Mendip, Bath and North East Somerset and North Somerset. The county town is Taunton and the county also contains the beautiful city of Bath (which is its own administrative authority), with its celebrated Roman remains and excellent architecture. Adjacent counties include Gloucestershire, Bristol, Wiltshire, Dorset and Devon.

There are 3 universities in the ceremonial county; these are the University of Bath, Bath Spa University and the University of the West of England. The nearest airport is in Bristol and the M5 is the one motorway going through the county.

Other excellent places to visit there include Cheddar Gorge (yes, Cheddar cheese does come from here, invented by accident around 800 years ago!), Wookey Hole Caves and Glastonbury Tor.

The Glastonbury Festival of Contemporary Performing Arts takes place most years in Pilton, near Shepton Mallet, attracting over 170,000 music and culture lovers from around the world to see world-famous entertainers.

Yeovil Town is in the Football League and Somerset County Cricket Club play at Taunton. The team used to include Ian Botham, Viv Richards and Joel Garner among other top stars of the cricket world.

Tarr Steps near Winsford in Somerset is thought to date from around 1000 BC and is the oldest bridge in Britain still in use – there is no concrete joining the stones which make up its fabric!

Home Buyers Survey - What does it cover?

A RICS Home Buyers Survey is a visual inspection of the grounds and the internal/external structure of the property and identifies defects such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Some of these defects you may not even see or know what to look for which makes getting a Home Buyers Survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, if you're thinking of buying a property in Taunton, incredibly important.

NB If you're a first time buyer, you might wish to click on What is a House Survey to find out more, including what happens during the inspection.

If the Home Buyers Survey flags up any of these defects in your property in Taunton then our surveyor explains what you need to do to get further advice on how to investigate them and get It resolved.

If you are concerned about your property has any other defects then you MUST get a RICS Home Buyers Survey as the costs for repairing the defects can run into thousands of pounds.

If you can identify the defect before you purchase then you can get quotes for fixing it and either share the costs with the seller, or, in worst case examples, choose not to proceed.

How long does the survey take?

The time necessary to carry out a survey is relative to each property.

Naturally a 6 bed, old Victorian property will take longer to survey than a newly built 1 bed flat as there’s more ground to cover and more defects to look out for.

A conservative estimate of around 2 hours can be used as a rough guideline, however the surveyor will spend as much time in the property as necessary in order to make sure all present defects are commented on.

The building surveyor must spend an appropriate amount of time at the property so that they can provide the complete scope of work set out by the RICS for the HomeBuyer Report and the Building Survey.

You can read the scope of work in a HomeBuyer Report here.
