Top tips for a Shepherd's Bush Home Buyers Survey

Shepherd's Bush is a district of West London in the London Borough of Hammersmith and Fulham and the main thoroughfares there are Uxbridge Road, Goldhawk Road and Askew Road.

The residential areas of Shepherd's Bush are primarily located to the west of the Green, either side of Uxbridge Road and Goldhawk Road to the southwest, and about as far as Askew Road in the west.

Much of the housing in this area consists of three- or four-storey terraces dating from the late 19th century, and subsequently divided up into small flats.

The district also hosts the White City Estate, constructed in the 1930s and extended in the 1950s which principally consists of medium-rise blocks of apartments.

'The Bush' has rows of Victorian terraces such as can be found in Askew Crescent. Rylett Road and Rylett Crescent have Victorian double-fronted detached houses and semis and there are small Victorian terrace houses in Arminger Road and Ingersoll Road. Boscombe Road has 3-storey bow-fronted semi-detached houses.

In the Ravenscourt & Starch Green conservation area, Ashchurch Grove and Ashchurch Park Villas have lovely semi-detached bow-fronted Victorian houses with attractive roof parapets.

The Wormholt Estate, built between 1912 and 1928 by London County Council, has excellent red-brick houses and flats, on streets such as Foxglove Street and Lilac Street.

New build developments include the 950 new homes built in the old Television Centre in Wood Lane, of which 142 are affordable.

When a surveyor is completing either a building survey or a homebuyer report, they will only test the electrics to the extent of switching the lights on and off. If they feel like there is a problem that needs to be amended they will advise you to seek advice from a local electrician.

A local electricion within the Shepherd's Bush area is SES Electrical Contractors, Maynard Court, 4, Fletcher Rd, London W4 5AW.
Raised levels of noise pollution from roads in the Shepherd's Bush area mainly centre around the main road – A4020, Uxbridge Road, affecting nearby streets and roads such as Caxton Road and Pennard Road.

LondonGreater London is an area which contains London, the capital of the United Kingdom (which itself centres on the Cities of London and Westminster) and a number of surrounding boroughs which are administered as London boroughs and which are the overall executive responsibility of the Mayor of London. It contains a large number of constituencies, each represented by an MP and it should be noted that these are not the same as nor even always continguous with the borders of the boroughs.

Many parts of Greater London were originally administered by the counties which surround London and these counties are often called the home counties. Enfield, for example, used to be classed as being part of Middlesex, but is now near the northern border of Greater London. Greater London's borders often coincide with a zone of 'green belt': areas where it has been decided that open spaces, parks, forests and wildlife reserves should act as a buffer against urban sprawl. London has numerous landmarks, anything from Big Ben and the Houses of Parliament to Karl Marx's grave in Highgate Cemetery.

Greater London contains more than 9 million inhabitants, a number growing daily, and as this is approximately 1/7 of the population of the UK, it can be seen that Greater Londoners have a large influence on the rest of the country politically and this is enhanced by the concentration of skilled workers gravitating towards the capital.

Home Buyers Survey - What does it cover?

A Home Buyers Survey is a visual inspection of the grounds and the internal/external structure of the property and identifies defects such as cracks or damage to the structure of the property, subsidence, damp and infestations.

Some of these defects you may not even see or know what to look for which makes getting a Home Buyers Survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, if you are considering buying a property in Shepherd's Bush, incredibly important.

NB If you're a first time buyer, you might wish to click on What is a House Survey to find out more, including what happens during the inspection.

If the Home Buyers Survey flags up any of these defects in your property in Shepherd's Bush then our surveyor explains what you need to do to get further advice on how to investigate them and get It resolved.

If you are concerned about your property has any other defects then you MUST get a RICS Home Buyers Survey as the costs for repairing the defects can run into thousands of pounds.

If you can identify the defect before you purchase then you can get quotes for fixing it and either share the costs with the seller, or, in worst case examples, choose not to proceed.

Is a mortgage valuation a Building Survey?

People have been known to confuse a mortgage valuation with a HomeBuyers Survey. This confusion can prove costly and end up in a home buyer having to fork out for expensive repair costs which should have been shared with the vendor with this reflected in a reduction in the original sale price. If you're buying a property in Shepherd's Bush with a mortgage, your lender conducts its own mortgage valuation to calculate the value of the property and this is in no sense a report on structural defects.

A HomeBuyers Survey notes defects as well as including a full valuation of a property independently of the mortgage lender or anyone else. The information in it can be used to get quotes for the cost of fixing any issues and presents evidence for bargaining with the seller about sharing repair costs, if appropriate.
