Top tips for a Ramsgate Home Buyers Survey

Ramsgate has many Regency and Victorian buildings. In 'The Grange', it has an example of renowned architect AWN Pugin's work which illustrates his love for the Gothic.

Ramsgate Library in Guildford Lawn, with its doric columns and Georgian feel was built by Andrew Carnegie in 1904, was subsequently burnt down and was then rebuilt and fully restored in 2009.

Ramsgate has any number of Victorian period survivals of various sizes. The town also has much housing constructed in the 20th century and up to the present date, both municipal and private.

New build developments include the detached houses in Brindle Grove and the Haine Farm Mews development (the latter also has semi-detached properties) as well as the bungalows in Northwood Road.

Some properties in Ramsgate in Sandwich Road and around the area of the marina are in an area where flood warnings and alerts are issued from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
According to the UK Government's Public Health England, Ramsgate's area in general, including streets such as Grummock Avenue and Helvellyn Avenue, are in a raised radon area, with properties built there having a higher probability than average of experiencing ground Radon emissions.

The raised Radon area has a maximum radon potential of 1 - 3% (the percentage is the chance of a property being built where Radon emissions might measure above the action level).

If you are concerned that a property you are buying is in an area of raised Radon, please click to visit Public Health England's UK Radon Map. Click also to find out more about Radon, Radon property searches and much more.
Raised levels of noise pollution from roads in the Ramsgate area mainly centre around the area where Sandwich Road, Canterbury Road West and the A299 meet. Railway noise pollution is raised along the lines connecting Minster station with Ramsgate station. This means that noise pollution from these two causes is highest around where the railway line traverses the Sandwich Road.

KentKent, romantically described as 'the garden of England', is a coastal county in the England's south eastern corner. Because it borders Greater London, it is classed as one of the home counties. It contains the Weald and the North Downs. Kent's county town is Maidstone. Other large cities include Gillingham, Chatham, Ashford, Royal Tunbridge Wells, Margate, Dartford and Gravesend.

Kent has many port towns including Dover, Folkestone and Margate. Adjacent counties include East Sussex, Surrey, Essex (across the River Thames) and, as stated earlier, Greater London. Curiously, Kent used to contain an enclave north of the River Thames until 1965 which equates now to the E16 postcode area and which has now been reclassified as part of the London Borough of Newham. JMW Turner, the great impressionist painter, spent part of his childhood in Margate and regularly returned there in later life. The coastline of East Kent is regarded as the inspiration for many of his works, particularly his fantastic seascapes.

A RICS Home Buyers Survey involves an examination of the structure of the inside and the outside of a property.

Choosing the right survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, to get is important however both a HomeBuyers Report and a Building Survey will identify any suspicions of the main defects discussed below.

Can you attend the Survey with the surveyor?

Most surveyors do not allow the client on site whilst carrying out their inspection. They have a long list of defects that they need to check for and they cannot be distracted from the job in hand as they can be held to account for any missed defects.

The surveyors' professional indemnity insurance does not cover for bringing any third party on site with them while they are completing their inspection, therefore, in the event of any damage being sited by a vendor while the survey is taking place, the surveyor would be liable and uninsured.

On the day of the survey if you have any concerns you can make the surveyor aware of this so they can pay special attention to these areas during their inspection.
