Top tips for a Perry Barr Home Buyers Survey

The current Perry Barr railway station is on the site of the Grand Junction Railway opened in 1837. It is the oldest station on its original site and is one of the oldest continually-operated station sites in the world. It came the station it is today in the 1960s.

The population of the town increased with the arrival of the railway in the 1800s. This means there are many Victorian properties within the area such as the semi-detached houses on Somerset Road and the converted Victorian buildings (into apartments) on Hill Lane.

New properties in Perry Barr include that of the flats available on Walsall Road (Avix Apartments) and many other new developments in Birmingham such as St Martins Place.

The River Tame runs through Perry Barr which mean properties near the river may be subject to flood alerts from time to time. This includes Teddington Grove and Crantock Road. The Perry Hall Park is a flood storage area.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
The M6 causes raised levels of noise pollution for most of Perry Barr including Dewsbury Grove and Longstone Road. Dual carriageways also contribute to noise pollution for Sandringham Road, Earlsbury Gardens and Willmore Road. The railway line causes noise pollution for Village Road, Romulus Close and Wellhead Lane.
According to a recent environmental search for a property on Newall Street in Birmingham claimed the porperty was within 2km of the High Speed 2 Rail Link. Trains along this route will operate at speeds of 250mph and could have an impact on surrouding areas including Perry Barr.

West MidlandsThe West Midlands is a metropolitan county located in western central England and is the second most populous county with an estimated population of over 2.8 million (2014). It came into existence as a metropolitan county in 1974 after the passage of the Local Government Act 1972, formed from parts of Staffordshire, Worcestershire and Warwickshire. The county consists of seven metropolitan boroughs: the City of Birmingham, the City of Coventry, and the City of Wolverhampton, as well as Dudley, Sandwell, Solihull, and Walsall.

The county is landlocked and one of the most heavily urbanised areas in the UK. It has a number of Sites of Special Scientific Interest, including Sutton Park, which has a number of different habitats, including wetlands, woodlands, marshes and heathlands, and has also been designated a National Nature Reserve.

There are five universities in the county; the University of Warwick, The University of Birmingham, Aston University, Keele University, Harper Adams University. The county also hosts numerous notable football clubs, including Aston Villa, Birmingham City, Coventry City, West Bromwich Albion, Wolverhampton Wanderers and Walsall. Warwickshire County Cricket Club's home ground is Edgbaston in Birmingham. Birmingham, incidentally, has more canals than Venice and more trees than Paris!

Home Buyers Survey - What does it cover?

A Home Buyers Survey involves an examination of the structure of the inside and the outside of a property aimed at pinpointing issues such as subsidence, damp, cracks, infestation and damage. The survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is non-intrusive.

If they find any issues during the inspection of your property in Perry Barr, our surveyor will flag them up in the Home Buyers Survey and give you advice on what you should do to solve them. An example of this is where the surveyor finds evidence of woodworm infestation.

If you are concerned about any other defects with the property you MUST get a Home Buyers Survey as the costs of repairing the defects can run into thousands of pounds.

You can find a local RICS surveyor by using the search at the bottom RHS of this page.

Is a mortgage valuation a Building Survey?

People have been known to confuse a mortgage valuation with a HomeBuyers Survey. This confusion can prove costly and end up in a home buyer having to fork out for expensive repair costs which should have been shared with the vendor with this reflected in a reduction in the original sale price. If you're buying a property in Perry Barr with a mortgage, your lender conducts its own mortgage valuation to calculate the value of the property and this is in no sense a report on structural defects.

A HomeBuyers Survey notes defects as well as including a full valuation of a property independently of the mortgage lender or anyone else. The information in it can be used to get quotes for the cost of fixing any issues and presents evidence for bargaining with the seller about sharing repair costs, if appropriate.
