Top tips for a Hertford Home Buyers Survey

Hertford is Hertfordshire's county town and has been so since Saxon times. Its town centre still has its medieval layout with many timber-framed buildings hidden under later frontages, particularly in St Andrew Street. The Victorian era saw much building in the town as transport links to London improved.

There are many different styles of property in the area; from the bungalows from various periods as can be found in for example Wentworth Road or Wilton Crescent, to the Georgian manor houses in Marden Hill, to the Victorian cottages in Duncombe Road.

New build developments include the townhouses in Rush Green, where Help to Buy is an option.

Properties in Hertford which are built in close proximity to the River Lea, the River Bean, the River Rib and the New River, in streets such as Port Vale and Railway Street, are in an area where flood warnings and alerts are issued from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
When a surveyor is completing either the building survey or the homebuyer report they will switch the lights on and off. If they feel like there is a problem that needs to be amended they will advise you to seek advise from an electricion.

Raised levels of noise pollution from roads in the Hertford area mainly centre around the main road – A414, which affects nearby streets and roads such as Castle Street and Hale Road.

HertfordshireHertfordshire is commonly abbreviated to the name Herts and is a county located in the south of England. it is bordered by Bedfordshire to the north, Cambridgeshire to the north-east, Essex to the east, Buckinghamshire to the west and Greater London to the south (it is classed as a 'Home County' for this reason). The county town of Hertfordshire is Hertford.

Hertfordshire has 3 motorways running through it - the M1, the M25 and the A1(M). It is particularly associated with new towns as it contains 5 in total: Stevenage, Welwyn Garden City, Hemel Hempstead, Hatfield and Letchworth. There are two airports just outside Hertfordshire's borders; Luton and Stansted. It also has a university, the University of Hertfordshire, which is in Hatfield. There are a number of independent schools in the area, including, for example, Haileybury (Turnford), St George's Harpenden, Haberdasher's Aske's (Elstree) and Berkhamsted.

For random facts; St Alban, who gave his name to the city in the county, was the earliest British saint - he was reputed to have been beheaded where the cathedral now stands; also Sele Mill near Hertford was the site of the first paper mill in Britain, established about 1488.

The survey, whether a Building Survey (which used to be known as a Full Structural Survey) or a HomeBuyers Report, is non-intrusive and is highly recommended if you are looking at buying a property in Hertford.

If they find any issues during the inspection of your property in Hertford, our surveyor will flag them up in the Home Buyers Survey and give you advice on what you should do to solve them. An example of this is where the surveyor finds evidence of woodworm infestation.

If you are concerned about any other defects with the property you MUST get a Home Buyers Survey as the costs of repairing the defects can run into thousands of pounds.

Can I negotiate the price with the seller’s solicitor?

Within the survey report there will be a section for your legal advisor.

If there are any defects spotted at the property that require further attention it will be noted in this section of the report and your solicitor can flag these with in her enquiries.

Should there be any issues raised by your building surveyor that will be costly in the future, you can discuss options with the seller.

It’s typical to negotiate one of two resolutions: either the seller agrees to accept a lower offer price for the property, or they agree to carry out the required repairs as a condition of the sale.

In the latter case, this agreement would usually be confirmed in writing as part of the legal contract.

Make sure that all correspondence regarding negotiations with the sellers is agreed by both solicitors.
