"Competitively priced service, the agent I dealt with was very helpful. On the day of the survey itself I received a call from the surveyor to run through his initial findings. The quality of the report produced was excellent, very detailed and thorough. If needed I will be using SAM Conveyancing's services again in the future for sure."

A recent local authority search for a property in Marina Approach, Hayes, UB4 9TB revealed that it was within a CIL area.

The Community Infrastructure Levy is a planning charge, introduced by the Planning Act 2008 as a tool for local authorities in England and Wales to help deliver infrastructure to support the development of their area. It came into force on 6 April 2010 through the Community Infrastructure Levy Regulations 2010. Development may be liable for a charge under the Community Infrastructure Levy (CIL), if your local planning authority has chosen to set a charge in its area.

Types of property in Hayes?

Hayes is an area with a long history – it had an entry in the Domesday Book of 1086. There are certain buildings which are very old, such as St Mary's Church (the central portion dates back to the 12th century), but there has been considerable industrial development – there is a large industrial estate – and Hayes became well-known for factories such as EMI's Old Vinyl Factory.

Most of Hayes' residential properties were built post-1930s and there are the ubiquitous semi-detached properties as well as medium-rise flat blocks such as around the junction of Church Road and the Uxbridge Road.

There are a fair few modern developments, some of which offer shared ownership, such as Sheringham Court in Clayton Road and the Vantage Building near to Hayes Station.

RICS Level 2 Home Survey with a Valuation

A RICS Level 2 Home Survey, which used to be called the HomeBuyer Report or a Home Buyer Survey, is generally suitable for:

  • Bungalows

  • Standard construction houses

The majority of Hayes's leasehold flats require only a RICS HomeBuyer Report but for any Victorian conversions, a Building Survey may well be required.
