Top tips for a Cambridge Home Buyers Survey


Cambridge is a city of ancient colleges, (Peterhouse, the oldest, was founded in 1284), winding streets and quadrangles as well as the River Cam. King's College Chapel is splendidly Gothic.

Cambridge's centre has some Georgian houses but most of its properties are Victorian. Trumpington Road has large Victorian, Edwardian and detached houses built in in the interwar period. Aberdeen Avenue has prizewinning modern townhouses.

There are plenty of new developments including plans for 10,000 new houses and flats. Seven Acres is set to offer 1 and 2-bedroom energy-efficient flats and 3 and 4-bedroom townhouses.

Properties in Cambridge which are built near to the River Cam, such as in Riverside, are subject to flood warnings and alerts from time to time.

If you are concerned that a property you are looking to buy is in a flood risk area, you should consider getting a flood risk report (click for more details).
In section E4 of the HomeBuyer Report, a RICS surveyor reviews the Main Walls of the property. This is internal and external inspection however is does not include commenting on the removal of load bearing walls.

An example of this from a survey in Sydenham Terrace, Halifax Road, Cambridge, Cambridgeshire, CB4 3PZ is "The main walls are believed to be of cavity construction. There is a brickwork outer leaf, and we would assume, a blockwork inner leaf. The walls have been dry-lined internally. The walls were found to be it satisfactory structural condition with no significant defects apparent. There are several air vents which provide ventilation to the ground floor void as well as a number of plastic 'weeps' providing ventilation to the cavity".
In section E5 of the HomeBuyer Report, a RICS surveyor reviews the Windows in the property. This is internal and external inspection however is does not include commenting on the removal of load bearing walls.

An example of this from a survey in Harshel Court, Cambridge, CB1 7UB is "The property has timber windows which are all double glazed. These are generally in satisfactory condition and appear to be reasonably decorated externally. Internally the windows have been recently redecorated. In doing so the trickle vents to the top of the window units have become stuck. These should be adjusted so that they can be fully utilised and provide ventilation. Some of the paint to the windows is flaking and will soon need redecorated if further deterioration is to be avoided".

If you're buying a home in Cambridge which shows the signs of damp, or any other defects then you MUST get a Home Buyers Survey. 

The costs for making good or repairing some of these defects can run into thousands of pounds; however, If identified within a survey you can get quotes for fixing it and either share the costs with the seller, or, in worst case examples, choose not to proceed.

Does the RICS Level 3 Building Survey include advice on extension works?

The RICS Building Survey report is a detailed defect report based on a visual inspection carried out by a Chartered Surveyor.

The report is detailed and often includes photographs and a list itemising any defects identified with comment on any recommendations for remedial works or further investigations by specialists if required.

Advice on future works does not form part of the report but most surveyors are happy to provide their expert opinion on whether proposed works are possible. They may look at the position of manhole covers, height of the roof in the loft space, the floor joists in the loft space, and other structural indicators which would impede any proposed plans.

This falls outside of the written report and any communications are usually provided on site or on the phone post inspection.

We would always recommend that you notify the surveyor that you might want to discuss proposed works with him, prior to the survey so he can ensure he takes this into account when completing his inspection.
